January Owners Letter

Dear Owner:

The most recent news is that the American Flyer lift is still not operating.  We know that Copper is doing all they can to solve this issue.  We also know that Leitner Poma, the installation contractor, just rented two units for the month of January.  Hopefully this will be resolved soon.

With your December statement, we are including your ‘tax information’ that you will need to recap activity in your unit for the 2018 year.  Please refer to the year end report for your tax reporting information that will support the 1099 that you receive reporting your gross income.   This is extremely important information, so please place with your income tax records.

The Holiday Season was quite active at Copper again this year.  Skiers and riders were plentiful, enjoying the mountain and staying in the lodging at the base of the mountain.  We have experienced great snow conditions and Copper is reporting a 33 inch mid-mountain base.   From talking with owners over the past several weeks, the entire mountain is in great condition.

As you probably know the hotel planned for the Chapel Lot is fenced off, but has not broken ground yet.   We have been told that the reason it was fenced off was to help deter freezing being driven deeper by vehicle traffic.   Additionally, the developer continues to state that they hope to break ground soon.

The development at A-Lift can not move forward until the PUD (planned unit development) is modified to allow the desired density.  A Ten Mile Planning Commission meeting is scheduled for January 10th to consider this.  While likely to be approved, I personally am against modifying the PUD.

Our Summit County Board of County Commissioners passed a Short Term Rental (STR) resolution at their meeting in late December.  Impacting all who rent (even if for only 1 day per year) a certificate issued by the County will be required affirming that all state and local statutes are being complied with, along with the $150 filing fee.   Objected to very strongly by our local Resort Chamber’s efforts, this new legislation is going to impact all of us.  How much the impact will be is unknown.

The local real estate market continues to be very active.  If you are buying or selling contact us today!
