Despite the lack of snow in the Rockies this year, the Christmas Holiday was pretty successful at Copper Mountain. We received a nice dump of snow Christmas morning (and the day prior) that got us through the holidays. Through the efforts of snowmaking Copper was able to open enough of the ski mountain that guests experienced fairly decent skiing. New snow arrived several nights ago allowing more of the mountain to be open and we are expecting a fairly significant amount mid-week and at week end. Copper continues to boast the best conditions in the region.
If you have owner guests arriving at your property, you MUST ALERT us and make certain we have the reservation in our system. We have experienced several arrivals without prior notification and needless to say, with units not cleaned and ready, this has created major problems.
Cindy will be sending, by separate mailing, a copy of your year-end recap of rental income and expenses. Please be on the lookout for this information, as it is extremely helpful in preparing your annual tax returns. A 1099 showing your gross rental income will be mailed later this month. This is the amount we submit to the IRS.
Discussions are on-going regarding the PUD modifications that Copper Mountain has submitted to the County. Work sessions have concluded and we expect Copper to submit formal requests for PUD modifications in the near future. I am actually meeting with another Metropolitan District board member (Dave Steele) and Gary Rodgers of Copper Mountain, later today to discuss the future of our multi-purpose play field. If you have thoughts about this being retained we’d like to hear from you.
The real estate market continues to be very active. Lower priced properties are moving very quickly, while things above $1,000,000 are a bit slower. As of yesterday there were 37 active listings on the market (this does not include fractional ownership properties). So if you are thinking about buying or selling, call us to obtain more details.
Both water & sewer and television/internet had rate increases implemented with the most recent billings. The new water well located in Farley Park is finally connected and active as a component of the community water system. Unfortunately, this prompted the rate increase.
Many are asking questions about the large hole on the southeast corner of Copper Springs Lodge. It is our understanding that concrete vaults are being installed to accommodate larger pumps, allowing dewatering of their garage. Backfilling should occur soon.
